12 Questions to Ask a Tiny Home Builder Before You Buy

A tiny home is a big investment, and the builder you choose makes all the difference. The right builder will help you plan for your site, your local rules and your budget. The wrong one can leave you with a home you cannot legally live in.
Here are 12 questions to ask any tiny home builder, and the answers you should expect.
STANDARDS AND QUALITY
1. WHAT STANDARDS DO YOU BUILD TO?
This is the most important question. In San Diego, both the City and the County point to ANSI standards for tiny homes on wheels. At Zen, every tiny home on wheels is built to ANSI standards.
2. WHAT IS INCLUDED IN THE PRICE?
Get a written list. For example, our Container home comes fully finished and includes 50-amp electrical, plumbing with hot water, full insulation, a small kitchen sink and an outdoor shower. Ask what is extra, such as delivery, appliances or site work.
3. WHAT MATERIALS DO YOU USE?
Ask about framing, siding, roofing and insulation. In fire-prone areas, noncombustible exterior walls and a fire-resistant roof may be required.

4. WILL YOU LOOK AT MY SITE FIRST?
A good builder wants to see where the home is going. Our site assessment checks access, utilities, setbacks and the rules for your address before design starts.
5. DO YOU KNOW THE RULES WHERE I LIVE?
Rules differ between the City of San Diego, unincorporated County areas and other cities. Your builder should design the home to match the rules that apply to your lot.
6. CAN THE HOME BE USED AS AN ADU OR A PRIMARY HOME?
It depends on your location and how the home is built. Since 2025, unincorporated San Diego County allows qualifying tiny homes on wheels as either.

7. HOW MUCH IS THE DEPOSIT, AND WHAT DOES IT COVER?
