Buying a New Tiny House on Wheels in Southern California: What You Get and What to Look For
Updated: 2 days ago
If you're searching for a tiny house on wheels for sale in California, or a tiny home for sale in San Diego, you've probably seen a lot of listings. Some are used, some are half-finished projects, and some are new homes built for the way you actually want to live.
This guide keeps it simple. Here's what you get when you buy a new tiny home on wheels from Zen Tiny Homes, what to look for in any home you're thinking about, and the easy next steps.
WHY BUY NEW INSTEAD OF USED?
A used tiny home can look like a shortcut. But a home built for someone else may not fit your lot, your family or your local rules. A new home is designed around you from day one, and you get to choose your layout, finishes and features.
Zen Tiny Homes is a tiny home on wheels manufacturer in the San Diego area. Every home is built to ANSI standards on a trailer designed for the home.
WHAT YOU GET WITH A ZEN TINY HOME
We build two signature models, plus fully custom homes.

The Alpine starts at 20 feet. It's easy to place and easy to move, and it's a great fit for one or two people, a backyard home or a guest home. A finished Alpine includes:
A living area
A kitchen with a cooktop, sink and counter space
A full bathroom
A loft for sleeping or storage
The Mammoth is our larger model, built up to about 30 feet long for full-time living, couples who want more room, or small families. The sample floor plan includes:
A ground-floor bedroom with room for a queen bed, so there's no ladder at night
A bathroom with a shower
Space for a washer and dryer
A living area, a desk and a loft
Mini-split heating and cooling
Both models come with full insulation, a 50-amp electrical system and your choice of finishes, colors and appliances. You can also add custom features like rooftop decks, custom stairs, custom kitchens and bathrooms, unique lofts and pocket or barn doors. Need single-level living? We also design ADA-accessible floor plans. Learn more in Alpine vs. Mammoth: Choosing the Right Zen Tiny Home Model or on our Models page.
WHAT TO LOOK FOR BEFORE YOU BUY
Whether you buy from us or anyone else, check these things first:
Size that fits the rules. In Southern California, size matters. For example, in unincorporated San Diego County, a tiny home on wheels must be under 430 square feet, have one floor plus a loft of up to 150 square feet, and be no taller than 16 feet.
Fire safety features. Many parts of Southern California are high fire risk areas. Some places call for noncombustible exterior walls, a fire-resistant roof and, in some cases, fire sprinklers. Make sure these can be built in from the start.
A real bathroom and kitchen. A home you plan to live in should have a place to sleep, cook, eat and use the bathroom.
A layout that fits your life. Think about stairs, storage, laundry and how many people will live there.
Delivery access. Can a truck actually reach the spot? Gates, tight turns, low branches and steep driveways can all get in the way.
Every lot is different, and rules vary from place to place. That's why we don't guess. We check.
YOUR NEXT STEPS: SITE ASSESSMENT, THEN RESERVATION
Buying a new tiny home with Zen is simple:
Fill out the free Buyers Application. Tell us about your land, your timeline and the home you have in mind.
Get a site assessment. We look at which rules apply to your property, where the home can sit, delivery access, utilities, fire and safety factors and any site prep needed. You'll know which models fit your lot before you commit. Read more in What a Tiny Home Site Assessment Covers.
Reserve your build. Once you know the home fits, you reserve your spot and we move into design and building.
