What a Tiny Home Site Assessment Covers (and Why It Saves You Money)
Updated: 14 hours ago
The most expensive tiny home is the one that does not fit your land. A home that is too tall, too long or too far from a sewer line can turn into weeks of delays and thousands in surprise site work. That is why we recommend every buyer start with a site assessment.
Our site assessment is the first step after your Buyers Application. Here is what it covers and why it pays for itself.
WHAT WE LOOK AT
1. WHICH RULES APPLY TO YOUR ADDRESS
A San Diego mailing address does not always mean City of San Diego rules. Your lot could fall under the City's movable tiny house rules, unincorporated San Diego County's tiny home on wheels rules, or another city's code. We figure out which set applies so the home is designed to match.
2. PLACEMENT AND SETBACKS
Where the home can sit, such as behind or beside the main house
Distance from lot lines and from other buildings
How far the home is from the street and the path to reach it
Slopes, trees, fences and anything that limits the footprint
3. DELIVERY ACCESS
A tiny home arrives on a truck. We check gate widths, driveway turns, overhead lines, low branches and grades so delivery day goes smoothly.
4. UTILITIES
Power: distance to your panel and whether it can handle a new home, or whether an off-grid setup makes sense
Water: where the line can connect and how far it runs
Sewer or septic: the route to the sewer, or whether a septic system is involved. In the County, septic systems go through the Department of Environmental Health.
5. FIRE AND SAFETY FACTORS
Many parts of San Diego County are in high fire hazard areas. Some locations require fire sprinklers, noncombustible siding or a fire-resistant roof, and some sites need room for fire access. We flag these early so they are built into your home from the start.
6. SITE PREP
We note what the site needs before delivery, such as a level pad, grading, drainage or a path, so you can budget for it.
WHAT YOU GET
After the assessment, you will have a clear picture of:
Which home sizes and models fit your lot
Where the home should go
What site work is needed before delivery
Any red flags that could cause delays
That makes the design and quote much more accurate, and it helps you avoid paying for changes later.
WHY IT SAVES YOU MONEY
No redesigns. A home designed for your lot the first time does not need costly changes.
No surprise trenching. Knowing utility distances up front keeps your site budget honest.
No failed deliveries. Access problems found early are far cheaper to fix than a truck that cannot get in.
Faster approvals. Plans that already match the rules move more smoothly.
WHO SHOULD GET A SITE ASSESSMENT?
Backyard buyers who want to know if a home will fit beside or behind their house
Rural landowners planning a primary home, especially on land without sewer or power
Anyone with tricky access, such as a steep driveway, narrow gate or hillside lot
Buyers deciding between models who want to know which size their lot can handle
