How Much Does a Custom Tiny Home Cost in San Diego in 2026?

San Diego’s housing market remains one of the most expensive in the country, with median home prices still far out of reach for many families and individuals. For homeowners, investors, and people looking for a simpler lifestyle, a custom tiny home offers a practical alternative—especially as an ADU (Accessory Dwelling Unit) or movable tiny house on wheels.

At Zen Tiny Homes, a San Diego tiny home builder, we design and build fully customized tiny homes. Here’s a clear look at what you can expect to invest in 2026, based on real projects across San Diego County and Southern California.

STARTING PRICES FOR CUSTOM TINY HOMES IN SAN DIEGO

Pricing depends heavily on size, finishes, and level of customization. Length is the biggest driver: every extra foot adds materials, labor and finishes, and a home on wheels also needs a trailer.

Every Zen home is custom, so cost depends on size, layout, finishes and your site. Examples from our current models include:

- Zen Container Home (8 × 20 ft off-grid style) — fully finished, including a 50-amp electrical system, a working plumbing system with hot water, full insulation, a small kitchen sink, and an outdoor shower. Container homes do not include a toilet.

- 20' Alpine Tiny Home on Wheels — available as a base model (no cabinets) or fully finished. Our tiny homes on wheels include a toilet and sit on a trailer, which is why a finished 20' model costs more than a container home.

- Mammoth Tiny Home (up to 30 ft, family-oriented layout with full-size appliances) — quoted to your layout and appliance choices

- Fully custom builds, priced by size, features and finishes

Most of the homes we build fall between 20 and 36 feet long and 10–12 feet wide, always on custom trailers. We also offer multi-unit layouts and shipping-container additions when clients want more usable square footage.

These numbers cover the home itself. Site preparation, utility connections, permits, and delivery are additional costs that vary by property.

WHAT AFFECTS THE FINAL COST OF A TINY HOME IN SOUTHERN CALIFORNIA

Several factors drive the price beyond basic length:

- Customization level — Unique lofts, sliding platforms, catwalks, premium finishes, specific appliances, or office nooks all add cost. Most of our clients start with a model and then modify it.

- Location and site work — Properties in the City of San Diego, unincorporated San Diego County (Alpine, Ramona, Valley Center, etc.), or coastal areas can have different requirements for setbacks, septic, power, or access. A property assessment early in the process helps identify these.

- Foundation vs. wheels — Tiny homes on wheels (THOWs) built to ANSI standards are common for ADU or primary-residence use in parts of San Diego County. Permanent foundation builds follow different permitting paths and can change engineering and installation costs.

- Finishes and systems — Full kitchens with ovens, bathrooms sized for two people, high-end insulation for San Diego’s climate swings, solar readiness, or premium windows all influence the total.

- Timeline and materials — Build timelines depend on the design and are confirmed during your consult and site assessment. Material choices and any mid-build changes affect both cost and schedule.

TINY HOME VS. TRADITIONAL HOUSING OR STICK-BUILT ADU COSTS IN SAN DIEGO

Most of our homes (30' x 10') cost dramatically less than buying a conventional home or building a traditional ADU from the ground up in San Diego County. Full stick-built ADUs often cost far more once site work, engineering, and permits are included.

For many clients, the value comes from speed, predictability, and the ability to place the home on existing property (backyard ADU, guest suite, rental unit, or primary dwelling on larger lots where allowed). In unincorporated San Diego County, qualifying tiny homes on wheels can sometimes serve as primary residences. In the City of San Diego, they more commonly function as movable ADUs within specific size and building-standard limits (generally 150–430 sq ft).

OUR DESIGN-TO-DELIVERY PROCESS

We keep the path straightforward:

1. Design Program / Build List Reservation — One-on-one floor-plan work, digital renderings and code planning. This also holds your spot on the build list.

2. Site Plan / Property Assessment — Review of zoning, access, utilities, and placement options specific to your San Diego or Southern California property.

3. Build — After the purchase agreement and deposit, we build the home and handle delivery. Your build timeline depends on the design and is confirmed during your consult and site assessment.

We ship anywhere in the lower 48 states and to Hawaii, but the majority of our work stays local so we can stay closely involved with San Diego County and City of San Diego requirements.

WHY WORK WITH A LOCAL SAN DIEGO TINY HOME BUILDER

Regulations differ between the City of San Diego and unincorporated San Diego County, and they continue to evolve. Local know-how on placement rules, building standards for movable units, site constraints and delivery logistics matters. We focus on quality, functional design, and long-term livability.

Whether you’re looking for a backyard ADU for family, a rental unit, a simpler primary home on larger property, or an off-grid-style container solution, starting with a clear understanding of cost and process helps you move forward confidently.
