Container Home vs. Tiny Home on Wheels: Which Is Right for You?
Updated: 8 hours ago
If you are shopping for a small home in Southern California, you have probably narrowed it down to two styles: a container home or a tiny home on wheels. Both are compact, efficient and faster to build than a traditional house. They are built for different jobs, though.
Here is a simple side-by-side to help you choose.
THE ZEN CONTAINER HOME
Our Container home is a finished, livable space built from a shipping container. It is a strong fit for a studio, office, guest room or outdoor living space. Fully finished, it includes:
A 50-amp electrical system
Working plumbing with hot water
Full insulation
A small kitchen sink
An outdoor shower
The Container home does not include a toilet. Many owners pair it with a main house or another unit that has a full bathroom.
THE TINY HOME ON WHEELS
A tiny home on wheels (THOW) is a complete home on a trailer. It has a kitchen, a bathroom with a toilet, sleeping space and storage, all built to ANSI standards. Because of the trailer and the full bathroom, a 20-foot tiny home on wheels costs more than the Container.
We build tiny homes on wheels in a range of sizes, from our 20-foot Alpine up to the larger Mammoth at about 30 feet, plus fully custom designs.
SIDE-BY-SIDE COMPARISON
Price: Both are quoted after a quick Buyers Application, which takes 30 seconds. The THOW costs more because of the trailer and full bathroom.
Toilet: Container, no. THOW, yes.
Kitchen: Container has a small sink. THOW has a full tiny-home kitchen.
Shower: Container has an outdoor shower. THOW has an indoor bathroom.
Mobility: Container is placed by delivery truck. THOW rolls on its own trailer and can be moved later.
Best for: Container is great as a studio, office, guest space or add-on. THOW is a full-time home or ADU.
WHICH ONE FITS YOUR PLANS?
CHOOSE A CONTAINER HOME IF YOU WANT:
Extra space next to a main house that already has a bathroom
A durable, modern studio or work-from-home office
A guest room or pool house with an outdoor shower
The lowest starting price in our lineup
CHOOSE A TINY HOME ON WHEELS IF YOU WANT:
A complete, self-contained home with its own bathroom
A backyard ADU for family or a long-term renter
A primary home on rural land
The option to move your home in the future
WHAT ABOUT PERMITS?
Rules depend on where the home will sit and how it will be used. In the City of San Diego, a movable tiny house can be permitted as an ADU. In unincorporated San Diego County, qualifying tiny homes on wheels can now be a primary home or an ADU. A container used as a permanent dwelling usually follows a different path than a home on wheels.
You do not have to sort this out alone. Our site assessment looks at your lot, access and utilities and tells you which option makes the most sense where you live.
STILL DECIDING?
Many buyers start with one question: does it need a toilet? If the answer is yes, a tiny home on wheels is usually the better fit. If you already have a bathroom nearby and want a strong, modern space, the Container is hard to beat.
